There are no plans to close any of the courses. There is not any intent to develop the golf courses. To the contrary, we will be investing millions of dollars into the courses. Our only intent is to improve the golf courses, operation, clubhouses, and the entire resort experience. Read Here

We are in the process of working out the best option for the driving range. Multiple options are being considered. At the same time, tremendous efforts are focused on improving the existing golf courses as it’s our opinion they need extensive work.

Our plan is to renovate the Jones / Byrd clubhouse this winter and to have it ready for full use by Spring 2024. Plans are being worked on and will be shared when finalized. Here are a few preliminary plans

Plans have yet to be finalized; however, we are heavily involved in the process of determining what we can do and when. Due to the seasonality of growing grass and making improvements, some projects are better suited to the winter months and others to the summer months. We are working with a top team of golf architects and renovation companies and plans are ongoing. We have already authorized and contracted for the immediate replacement of Byrd 9 Pump House and the Maples Pump House. We have already completed prior to even closing on the property a large supply line extension on Jones 14. We have authorized all irrigation systems to be upgraded to Linx radio interface units. We have all new John Deere equipment ordered and are making other additions on a daily basis. A few months back in anticipation of closing, we purchased a tremendous amount of winter seed that has and is being spread at the calculations and recommendations of staff and East Coast Golf, which is well in excess of what top golf venues spend and spread on a per acre basis. The new Jones Byrd Clubhouse is a multi-million dollar renovation and outfit. You have an ownership team that is fully prepared to fund our investment.

Ownership, in conjunction with East Coast Golf Management has decided to fully renovate the Jones/Byrd Clubhouse immediately impacting and elevating the member and guest experience.

Renovation on the Jones/Byrd Clubhouse is expected to last through the winter with a completion date on or near March 1, 2024, for this coming golf season. Our plan is to do a full renovation to the interior/exterior/grounds as well as a redesign and expansion of the Jones Byrd Clubhouse.

A fantastic new pro shop, food and beverage services, a lounge, and entertainment facilities– including a full-service bar– will all be conveniently located within the Convention Center. This is also where the temp golf operations will be housed during the renovation of the Jones Byrd Clubhouse.

When is this move taking place?

This move will take place later this month. We will continue to share updated information regarding specific dates in our communications with the community and members.

In order to renovate the Jones / Byrd clubhouse most effectively, the use of the convention center provides us the opportunity to best utilize the space and to join the clubhouse and convention center operation as a shared facility. We want to best utilize all the facilities on a daily basis. We are already in the JB Clubhouse renovating the kitchen. We have purchased several hundred thousand dollars worth of all new equipment for the new restaurant and bar that will be built in the renovated clubhouse, but it will also be used for the convention center operations. The new convention center will feature 2 new food and beverage operations with a permanent bar, lounge, and entertainment area. Our target is to soft open later this month, and we look to do grand opening the first week of December. Much more information will be shared in coming days/weeks about the transition of the golf check-in/pro shop/flow and procedures. We strongly believe that it will be very well-received, and even though the golf part is temporary, it is still a major improvement from what was in use currently. 

Compared to current operations, the impact should likely be that of an improved experience all around!

Once renovations at Jones/Byrd commence, golf operations will temporarily relocate to the Convention Center. In order to facilitate this move and eliminate confusion for check in, there will be visible signage placed throughout the entry and parking lots and email correspondence shared outlining the details.

The Bag Drop will be located under the portico at the main Convention Center entrance. Each course will have its own separate drop area within this location. Signage will be provided for clarity.

We are looking to provide a temp driving range. We have begun the permitting process on the state level to do so. In a perfect world, we would like to provide this right around the same time that the new Jones Byrd Clubhouse opens 3-1-24. There is a hierarchy of priorities and delivering the Convention Center, a top-of-the-line new Clubhouse, new irrigation systems/pump houses, and major improvements to the courses are at the top of that hierarchy. The Golf resort will receive a new range, but it could very well start as temporary and work towards a permanent facility. Information will continue to be communicated.

The Maples Course is open and normal operations are in effect. Maples will also receive renovations, but plans for this will be released at a later date as the Jones Byrd renovation and the extensive effort it will take to complete it in time for the upcoming golf season is our single focus and main priority at the present.

We will release the 2024 membership offering after much thought and consideration. We expect to be able to do so prior to the end of the month of November to give time to plan accordingly. There will be preferential treatment for those homeowners within Sea Trail

Food & Beverage

Food and Beverage will be available in the NEW BISTRO 55 located next to the Pro Shop in the Convention Center once Jones/Byrd Clubhouse closes for renovation. Please enter through Convention Center main entrance.

Yes, our new food and beverage business will be located in the Convention Center and will offer full bar service including liquor, beer, and wine available for purchase. It will be fully staffed with an Executive Chef, Front of the House Manager, Bar “Mixologist” Manager, and server/bartender teams. Curbside Carry Out will also be available.

Chef House has joined the team and will bring his expertise over to the J/B. Houses Place will likely operate through Thanksgiving and then staff will work at the j/b for the winter season. Please look out for the new menu and enhanced food operations in the near future. Planning continues to best determine how to use the restaurant facilities at the VAC for Spring / Summer 2024 and beyond

Bistro 55 is the NEW Full Service Bar and Eatery located in the Convention Center. Fully staffed with an Executive Chef, Front of the House Manager, Bar “Mixologist” Manager and our server/bar tender teams working along side the Sea Trail Golf food and beverage teams. Curbside Carry Out will be available.

Sea Trail Golf Resort. We also have many subsidaries that will be part of, and affiliated with, this parent company that will be indentified in the near future.

There is joint ownership across the multi-faceted Sea Trail Resort operation. This includes: golf, hotel, convention, short terms rentals, and future businesses to be created. The ownership team is comprised of Robert Hill, Donald Bean, Parker Smith, and Sandesh Sharda.

The golf courses, convention center, clubhouses and the VAC are privately owned. All other commercial property or businesses that come to Sea Trail will be the same. There is absolutley NO funding or co-mingling between the STMA and Commercial Operations. These are entirely different. It is just like other locations that have commercial and residential. Think of Market Commons or Brunswick Forest. Residential Associations and Commercial Businesses are entirely seperate even though they are in the same community.

Yes, there are new logos for the golf operation and there will be more logos for other operations/business soon to be released. We have new ownership and a new vision of restoring the property back to a true resort destination. We will go through a rebranding and marketing campaign to share all Sea Trail and Sunset Beach has to offer. It is our intent to keep some continuity from old to new with enough change to mark the “new.” The STMA will continue to utilize the branding as you see now on the entry walls. The changes we make are purely to the private commercial property located within Sea Trail.

We will be adding our first two lines of business in early December. One is strictly Food and Beverage. The other is Food & Beverage combined with a Sports Bar, Lounge, and Entertainment. Full plans will be released for this in the very near future. We are looking to conduct a soft opening late this month and are targeting for a full launch in Early December. These businesses will be located in, and operated out of, the Convention Center service hall and serviced by the Jones Byrd Kitchen. The Kitchen is undergoing extensive renovations presently. Once completed and passed inspections by the Health Department, we can schedule specific dates and share them with the community. There will be many more additions to the resort as plans progress.

Riptide Builders is a local builder and developer founded in 2009 and based in Sunset Beach, NC. East Coast Golf Management is a premier professional local company that provides a full range of services to the best courses in the area. Their team will handle the day-to-day golf operations at Sea Trail Golf Resort including administration, maintenance, food and beverage, sales & marketing, and Guest Services. It is their job to make sure the courses are expertly tended to, operations run smoothly, and guests and members receive top-notch service. In addition to Sea Trail Golf Resort, they also manage Sharda’s other courses–Rivers Edge Golf Club in Shallotte and The International Club in Myrtle Beach, the latter of which he is in the process of finalizing.

Golf Trek, owned by Parker Smith, is the Myrtle Beach area’s largest provider of package golf. They bring golfers from all over to enjoy our golf courses and local area. They are a “one-stop-shop” that expertly coordinates the golf experience whether it’s a tee time at your favorite local course, a quick weekend getaway, or the annual trip–they do it all. Their strong client base of package golfers book well in advance for the prime Spring and Fall months and they represent a tremendous boost for the local economy.

Sandesh Sharda is a partner in Sea Trail Golf Resort, LLC along with Robert Hill, Donald Bean, and Parker Smith. Sharda recently purchased Rivers Edge Golf Course in Shallotte and will soon close on The International Club of Myrtle Beach. With this portfolio, he becomes a major factor and positive addition to the golf industry within the Carolinas. Sharda is an entrepreneur who founded Miracle Systems, a global technology and consulting firm that he built from the ground up to a company of 500 strong. Under his leadership, Miracle Systems further diversified most notably, into cybersecurity, cloud computing, and data analytics which led to contracts with the US Department of Defense and other governmental agencies, where the technologies his company delivered were instrumental in contributing to homeland security. Sharda’s passion for developing the value and potential within companies has led to his successful investment in and co-founding of other ventures, and he is committed to bringing these skills to the potential he sees in the local golf community.

Up to 450 new vacation rentals are approved. That doesn’t mean they will be built, but over time new construction will take place.

Yes, it is likely there will be changes at the VAC. We are working on a capital plan of which the VAC is included.

We’ve engaged a hotel consulting firm to help us study the market and make the best recommendations for the size, scope, brand, etc. That study is underway and should be completed by the year end. Building a hotel is not a quick endeavor and may take several years or more for that to play out.

The management company, East Coast Golf, has brought on several new team members with extensive golf course operational experience whose expertise ranges from the golf course operational side to food & beverage. We lookforward to introducing them!

Yes, everyone has been offered and is in the process of accepting positions for the new company

Yes, these Sawmill units have all been sold to Sandesh Sharda, a partner in Sea Trail Golf Resort. The units will be utilized for much-needed new golf package accommodations. The units are part of STMA, and Sharda will pay the capital contribution of $1,000 that all owners of new construction homes that are part of STMA must pay at closing. Sharda will also pay dues to STMA. The Sawmill Townhome units will have their own sub-HOA like the other multi-family units in Sea Trail, and they will also belong to STMA and pay the Master Association dues.

We will be looking to sit down with the Town of Sunset Beach in the very near future with the goal of exploring potential options for additional beach parking and/or shuttle service, its approval, and ways in which we may be able to assist and/or contribute in bringing this to fruition. No one understands the need for this better than us, and we are committed to working with the town and doing our part in order to arrive at a solution together. This remains a high-priority item on our list, and as our communication with the town thus far has been excellent, we look forward to this continued collaboration for the betterment of Sea Trail and Sunset Beach.

Convention Center

We are excited for the Convention Center renovations to conclude by the end of the month so we may begin accepting event bookings and welcoming guests. Currently, we have not taken any bookings, but have honored previous HOA Annual Meeting bookings originally taken for the Jones/Byrd Clubhouse. Prior to 100% completion of renovations, the Convention Center will not be fully open to the public, and limited access will only be permitted for those meetings. Please be patient as we finalize information regarding availability for bookings and rates. As soon as this information is ready, we will share instructions for the best way to contact us for Convention Center booking details.

We appreciate our neighbors and as we are finalizing our rates, we will be including a reduced resident rate. the details of which have yet to be worked out. As we have already experienced much interest in bookings, we are actively recruiting for a group sales manager and team to help coordinate events in the facility. Again, please bear with us as we put people and resources in place to ensure skilled operations and exemplary guest services.
